What type of land do you have available?
We focus on vacant and undeveloped land. Some properties will have sewage, water, electricity, etc. so please read the details of each property to check availability of services.

How can I visit the property before buying?
The directions are located in the description of each property. We encourage you to lock-in the property before your visit by making the first payment. The 100% satisfaction 90 day guarantee can be used to refund your down payment if you are not completely satisfied (doc fees are non refundable).

How do I make an offer on a property?
Go to the property's detail page and look for the submit payment button. Typically, a payment of a few hundred dollars or less will allow you to begin enjoying your land.

Do you provide financing?
Yes, most of the properties have payment options available, unless otherwise stated in the description.

How do I setup owner financing?
Go to the parcel of interest and submit your first payment. That's it! There are no background checks since you are dealing directly with the owner of these properties.

What information is needed for owner financing?
Our application process is simple and since it is between us the current property owner and you the buyer no credit check is needed. This is a simple process.

How long does it take to close on a property after I make my down payment?
Once your down payment clears, we’ll send out your entire deed package via email using docusign.com. This packet will include maps, photos, your Land Contract, Promissory Note, and Purchase Sale Agreement.

Once you sign the documents digitally we will set you up on automatic payments. Once you pay off your note, we will issue your Deed. The county will then mail you the original recorded deed for your files. It’s that simple.

Can I use the MLS or an agent to find land?
Certainly! However, agents typically charge 5% to 8% and there are fees associated with using the MLS or other services. We buy directly from land owners who want out of their properties quickly and resell at lower prices.

What guarantee do you have that I will be happy with this property?
We want you to be 100% satisfied with your purchase of rural land. If you’re not satisfied for any reason with the first 90 days after closing a land contract agreement, simply call us, and we will either exchange your parcel for one you like better, or refund your note payments up to that point and take back the deed. It’s simple: if you don’t love it, we don’t want you to own it. One of the benefits of working with the Land SideKick is that you’re dealing with the actual owner of the property. It is our mission to make sure our customers are satisfied.

How much are property taxes and are they current?
The property taxes are current unless otherwise stated. The tax information will be included in all of our listings.

Do I need an attorney or real estate agent?
We’ve simplified the buying process with straightforward, easy-to-read contracts. We encourage you to hire a professional if you believe it’s necessary, but we’ve done our best to make the process simple and easy, so it is your option to take on the extra costs.

Are you an agent?
No, we are simple buyers and sellers of land.

How often do you receive new lots?
The best way to learn when new properties have been purchased is to join the Land Sidekicks. New properties are being purchased monthly.

Where did you find these properties?
The Land Sidekicks have developed a system to search for properties with owners who no longer are using their properties. Previous owners usually want quick cash in exchange for discounted prices. Those discounts are passed on to you the buyer.

Can I purchase title insurance on this property?
Yes, for an additional fee we will purchase title insurance policy in your name and close through First American Title Company. Title insurance is available upon request and at an additional cost to what you see listed.

Are mineral rights included?
Mineral rights are not included unless stated otherwise in the property details.

Is land a safe investment?
Although we are not investment advisers, and don't know what will happen in the future, we can see what has historically happened with real estate in the U.S.
