What type of land do you sell?
We specialize in vacant, undeveloped rural land — the kind that's perfect for camping, RV retreats, off-grid living, or long-term investment. Some parcels have utility hookups available; always check the individual property listing for utility details.
Can I visit a property before I buy?
Absolutely — and we encourage it. Driving directions are in every listing. If you want to make sure the property is yours while you plan your visit, you can lock it in with your first payment. On owner-financed purchases, our 90-day satisfaction guarantee means you can get a full refund on your payments if the land isn't right for you (doc fees are non-refundable). Properties closed through a title company are final sale.
How do I make an offer or get started?
It's simple: visit the property's detail page and click the reservation button. A small down payment — often just $99 to $250 — secures the parcel immediately. No bidding wars, no waiting on agents.
Do you offer financing?
Yes. The majority of our properties come with owner financing, clearly stated in the listing. You make a small down payment, then monthly payments directly to us — no bank, no credit check, no hassle.
How does owner financing work?
Submit your down payment on the parcel you want — that's it. Because you're dealing directly with the property owner, there are no credit checks or lengthy approval processes. Your payment history is the only qualification that matters.
What information do I need to provide?
Very little. Because this is a direct owner-to-buyer transaction, we skip the bank paperwork entirely. Basic contact details and your down payment are all you need to get started.
How quickly do I receive my closing documents?
Once your down payment clears, we send your complete deed package via email through DocuSign. The package includes maps, photos, your Land Contract, Promissory Note, and Purchase & Sale Agreement. After you sign digitally, we set up automatic monthly payments. When your note is paid in full, we issue the Deed — and the county mails you the original recorded deed. That's the whole process.
Why buy from Land Sidekick instead of using an agent or the MLS?

We'll either exchange your parcel for one you prefer, or refund all note payments made up to that point and take back the deed. If you don't love it, we don't want you to own it.
Are property taxes current?
Yes — all taxes are current unless explicitly noted otherwise in the listing. Tax details are included in every property description.
Do I need a real estate attorney?
We've crafted our contracts to be clear, plain-English, and easy to understand. You're always welcome to have an attorney review them — but most buyers find they don't need one. We've done the work to make this process as simple as possible.
Are you a licensed real estate agent?
No. We are direct buyers and sellers of land — not agents or brokers. That means no commissions, no listing fees, and no conflicts of interest.
How often do new properties become available?

How do you find these properties?

Can I get title insurance?
Yes. For an additional fee, we'll close through First American Title Company and purchase a title insurance policy in your name. Request it when you contact us — it's not included by default but is always available.
Are mineral rights included?
Mineral rights are not included unless the listing specifically states otherwise.
Is land a good investment?
